A minimum initial
payment of 50% is required with-in 10 days after the reservation is
made. A payment can be made with Visa / MasterCard or Discover (3%
admin fee added) NO DEBIT CARDS ALLOWED unless you purchase Damage
Deposit Coverage or you allow us to put a security hold equal to one day rent or $250 which ever is greater on your
card. It will be released when our house keeper tells us the
property is undamaged after your departure. Personal checks are
allowed (minimum 10 days required to clear). Your balance will be
due at least 15 days before your scheduled arrival. Your initial
payment will become non-refundable in the event you fail to cancel
or modify your reservation at least 30 days BEFORE your scheduled
arrival. Your initial payment will be forfeited in the event your
balance is not received 15 days BEFORE your scheduled arrival, and
we have the right to re-book your accommodations. If your
reservation is made within 15 days of your scheduled arrival, your
payment will be due in full at the time your reservation is made. If
your reservation is being made with-in 30 days of your scheduled
arrival, your payment in full will need to be in our office by the
10th day after your reservation is made or your credit card on file
will be charged for the entire amount plus tax and service fees.
reservation is non-cancelable and payment non-refundable if your
reservation is made less than 30 days prior to your scheduled
arrival. If you are with-in 30 days of your scheduled arrival and
fail to follow through with your reservation, your credit card will
be charged for the full amount plus the appropriate cancellation /
service fees and taxes. In any event, payment will be made in full
PRIOR to any check-in. If you must cancel or modify your reservation
for any reason, a written letter of explanation must be mailed,
faxed or e-mailed to us and received PRIOR to 30 days before your
scheduled arrival to be eligible for any credit or refund. A ONE
HUNDRED DOLLAR ADMINISTRATION FEE will be charged to your credit
card or deducted from your deposit if your reservation is canceled
after your rental agreement is electronically received for any
reason. If you make a reservation with our BOOK EARLY SPECIAL (at least 6 months before your arrival)
you agree that 25% of your total is non-refundable for any reason after
it is received. Local and State taxes will be charged in the
amount of 13%. We reserve the right to change rates at any time.
Your Credit Card
information is required and should be
included when making your reservation. Upon arrival, a security hold will be placed on your credit
card and will be released upon departure when no damage has been
reported by our house keeping staff. This does not apply if you
purchase Damage Deposit Insurance "NO DEBIT CARDS ALLOWED unless you purchase Damage Deposit
Coverage" If you only have a Debit Card, you will not be given
access to the property without purchasing Damage Deposit Coverage or
having a security hold put on your card to be released upon departure
and no damage has occurred.
Your reservation will not be confirmed until your credit card
information is on file. We also recommend purchasing Travel
Insurance. This valuable coverage will, among other things provide
for payment to you for any non-refundable deposits in the event you
need to cancel your reservation, along with life saving emergency
care in the event of an accident while on vacation. Please read the
entire policy for complete information.
The allowed capacity of each property is listed on the house webpage in the top right side. No
extra persons will be allowed in or on the property above the
original check-in occupancy. The MANAGER must approve any extra
persons PRIOR to check-in. If approved, each extra person will be
charged $20 per person per day for each person over 2 years of age.
An extra person is defined as any person that will be in or on the
property for a period of more than 3 hours. The signer CANNOT
Sub-Let, Sub-Lease or offer the property to any third party. Doing
so will forfeit your reservation with no refund. This means you are NOT ALLOWED to make a resevation in your name for anyone other than yourself.
Beach towels (you are NOT allowed to use our shower towels for beach towels), soap
for bathing or shampoo, paper towels, paper plates, charcoal or
propane for the grill. You will be given an initial set up of
toilet tissue, trash bag and basic hand soap. We are unable to
provide maid service or room service of any kind during your stay
unless you request it and pay an additional cleaning fee.
Pets over 50
lbs. must be pre-approved by the Manager. You will be evicted from the property immediately with no
refund if any unauthorized pets are discovered on the premises. Each pet
will be $50.00 per stay. Your credit card will be charged at
the rate of $45 per hour for additional cleaning fees if you fail to
clean up after your pet, including the outside yard areas. A $200
fee will be charged to your credit card if you are found to have had
a pet inside the house without pre-authorization. Any damage caused by your pet during your stay will be charged against your normal Damage Deposit.
Smoking is not
permitted inside any property at any time. You may smoke on the
decks, docks or patios, but NOT IN THE HOUSE. We encourage proper
disposal of cigarette butts in ash trays, NOT IN THE LAGOON, in the
yard or IN MY GRILL. You will be subject to a $200 cleaning fee to cover the cost
of removing ANY smoke odor from the house. You will incur additional
cleaning fees if cigarette butts are left in the yard or on the
property. You will be evicted immediately if you are found to be
smoking in the house during your stay. No Exceptions. DON'T ASK.
Due to insurance
risk, fireworks of ANY KIND including sparklers are
prohibited from being discharged on the property at any time. Local
seasonal fireworks displays are provided for your enjoyment at no
charge. Violators will be evicted from the property IMMEDIATELY with
no refund. NO EXCEPTIONS, DON'T ASK.
No hard play,
pushing or unsafe behavior will be permitted on or near the pier. We
encourage parents to require children under the age of 12 to wear a
flotation device anytime they are on the pier.
NO Life Guard on Duty at any time. No hard play,
pushing or unsafe behavior will be permitted in or near the Hot Tub or Pool. This is NOT a TOY
or a Wading Pool for children. No one under the age of 12 should be allowed in the unattended at any time. Please do not allow infant children in the hot tub. Please rince your FEET of SAND before entering. Please keep the hot tub temperature at or below 98°. Please keep the hot tub cover on at all times while not in use. The cover keeps the temperature regulated and foreign debris out of
the water. The water in our hot tub is chemically balanced. Please do not enter directly from the Lagoon or the Gulf without first rinsing off. The salt water will cause an imbalance in the water and cause a cloudy effect. The SAND will clog the filter and jets. Please rinse off all sun block / oil / make-up / deodorant / perfume / sand
or any other body chemical that will change the chemical balance of
the water. Please turn off the jets when not in use. DO NOT place any objects on top of the closed cover. It is NOT designed to hold any weight other then itself.
The chemicals are maintained one time per week. If the hot tub water
becomes unusable requiring maintenance during your stay there will
be a $100 maintenance fee to cover the cost of a service call,
draining the water and reestablishing the proper chemical balance.
We are providing this hot tub for ADULT use. Please respect it.
Remember: Confucius say, "He who pee in hot tub provide golden
Quiet time will be
from 10 P.M. to 8 A.M. Sunday through Thursday, and 11P.M. to 8 A.M.
Friday and Saturday. Outdoor noise and excessive music, etc. should
be discontinued during quiet time. No Keg parties, Bachelor parties
or College Frat parties will be allowed at any property. If you are
under the age of 30, there will be no "All Guys Vacation" permitted.
You will be evicted from the property immediately with no refund if
the police need to be called to control your behavior. These properties are in a residential
neighborhood. Please respect your neighbors during your stay.
the right to turn away any renter that has been found to
misrepresent the information submitted on the electronic reservation form with no refund.
No one will be given access to the property until the signer has a
contract and valid credit card on file.
that all persons in your party will use good judgment. We will not be
responsible under ANY CIRCUMSTANCES for accidents caused by you or any of your
guests at any time. By signing this agreement, you the signer agree to hold
harmless Portside Vacation Properties, LLC, it's Owners, Managers and employees from ANY liability resulting from any
injury or accident of any guest incurred during your stay. Furthermore, YOU THE
SIGNER will be solely responsible in the event of damage, destruction or missing
items in or on the property either by you or ANY OF YOUR GUESTS. Additional
cleaning fees may be charged at a rate of $45 per hour in the event the property
is left extremely untidy. If you feel the
need to re-arrange the furniture during your stay and leave it that way, you
will be charged a MINIMUM of $25 or more depending on how much work it takes to put the house back as it was before your arrival. In the unlikely event of a lawsuit to recover for
damaged or stolen property, bad checks, or any other unforeseeable loss, YOU THE
SIGNER agree to pay all Attorney's fees, collection costs, and all court costs
involved. YOU THE SIGNER agree that any lawsuit initiated by you or us
concerning the enforcement of this contract will be governed by the laws of
Alabama and be litigated in Baldwin County, AL. The MANAGER or his Designee reserves the
right to enter the premises at any time. The Manager or his Designee reserves the right to evict
any tenant at any time for noncompliance of this Agreement. There will be no
refunds in the event of early departure or eviction. We reserve the right to charge your
credit card for the entire amount of loss including but not limited to the
actual replacement or repair, labor and tax, additional cleaning fees, canceled
reservation administrative fees plus the entire amount of any rental fees not
paid by you if you do not follow through with your reservation and no
cancellation is provided according to the above terms, or any other applicable service fees.
You also agree to be otherwise financially responsible in the event your credit
card is rejected by the credit card company or by you. No
credits, refunds or any other type of compensation will be given to renter in
the event of power failure, interruption of TV or Internet service, appliance
malfunction, hot tub or pool malfunction / water maintenance, propane refills, undesirable weather, act of God, early departure or any other unforeseen circumstances beyond
our valued guest we want to do everything possible to make your trip
enjoyable and worry free. Because the unforeseen and unexpected can
occur before you leave or when you’re away from home we recommend
CSA’s Vacation Rental Insurance Plan.
Our Security Deposit Protection plan covers unintentional damages to
the rental unit's interior that occur during your stay, provided
they are disclosed to management prior to check-out. The policy
will pay a maximum benefit of $3000. Any damages that exceed
$3000 will be charged to the credit card on file. If, during
your stay at one of our Rental Properties, an Insured Person
causes any damage to real or personal property of the unit as a
result of inadvertent acts or omissions, the Insurer will
reimburse the Insured for the cost of repair or replacement of
such property up to a maximum benefit of $3000. Certain terms
and conditions apply. Full details of the Security Deposit
Protection coverage are contained in the Certificate of
Insurance or Insurance Policy. Security Deposit Protection can be
purchased up to, and including check-in. By submitting
payment for this plan, you authorize and request CSA Travel
Protection and Insurance Services to pay directly Portside
Vacation Properties, LLC any amount payable under the terms and
conditions of the Security Deposit Protection. Please contact
Portside Vacation Properties, LLC directly if you do not wish to
participate in this plan or assignment.
Our MINIMUM AGE for Rental is 25 therefore

This contract is BINDING upon electronic submission.
By submitting the on-line Rental Application you have already agreed to the above rules. Your
signature is required for the liability portion of the contract after your arrival.
